Ko-Z Mobile Home Lots

For placement of YOUR single-wide

A beautiful wooded setting, you will love the scenery and quiet in this mobile home community located at 962 State Hwy 29A, just outside the city of Gloversville in the Town of Johnstown, NY. Ko-Z mobile home community has a country feel while still just 5 mins away from the city and local shopping. The sewer system for the community is approved by the NYS Health Department. City water is provided by the Gloversville Board of Water Commissioners.  Paved community roads are plowed, sanded and maintained. Diseased trees are removed. Common areas are mowed and maintained. Cable and telephone service is available to each lot. The lot rent is $375 for single-wide. A significant amount of the monthly lot rent pays all property taxes. Lot rent also goes towards water, sewer, and community maintenance expenses. One-month security deposit is required. If interested, please contact us.

Indian Village Mobile Home Lots

For placement of YOUR single-wide

A beautiful Adirondack setting, you will love the scenery in this mobile home community. Indian Village is located at 419 Union Mills Road, Broadalbin, NY. Just 2 miles outside of the village of Broadalbin, Indian Village provides a beautiful wooded setting within the Adirondack Park. Broadalbin is conveniently located about 35 mins from Saratoga, 10 mins from shopping in Amsterdam, and 5 mins from the Great Sacandaga Lake. Our water source provides ample, delicious, clear, fresh country water. Multiple backup generators help provide an uninterrupted water supply to the community. The water supply and sewer system are both approved by the NYS Health Department, which monitors ongoing water quality reports. One hundred amp electrical service is provided to a disconnect located on the edge of each pad. Paved community roads are plowed, sanded and maintained. Diseased trees are removed. Common areas are mowed and maintained. Lockable mailboxes are provided for each lot. Cable and telephone service is available to each lot. The lot rent is $395 per month for single-wide. A significant amount of the monthly lot rent pays all property taxes. Lot rent also goes towards water, sewer, and community maintenance expenses. One-month security deposit is required. Rental Policies

Rental Units

·       No candles

·       No smoking

·       No sealing/insulating windows/doors

·       Only sheer curtains permitted (mini blinds provided)

·       No fish tanks above 20gal

·       No rental furniture

·       No painting, no wall clings/stickers

·       Disposal of items other than human waste and toilet tissue in the sewer system is prohibited. 

·       Tenant responsible for lawn care and snow ice removal from driveway and walk

·       Tenant must obtain town dump permit and remove trash weekly

·       Pets are permitted on a case by case basis in pet friendly rentals. Pet deposit may be required. 

·       Pets are not to be tied out for long periods

·       Pets must be cleaned up after immediately

Mobile Home Lots

·       Garbage disposals and other items that deposit food into the sewer system are prohibited.  

·       Disposal of items other than human waste and toilet tissue in the sewer system is prohibited. 

·       Tenant is responsible for heating all elements of the water line to the frost line. 

·       It is suggested that homes have check valves on the main water supply line.

·       Newly installed homes are required to have check valves on the main water supply line.

·       Tenant responsible for electrical connections, sewer, and water lines from ground connections to home.  

·       Tenant responsible for lawn care and snow ice removal from driveway and walk.

·       Tenant must obtain town dump permit and remove trash weekly.

·       Pets are permitted on a case by case basis. Pet deposit may be required. 

·       Pets are not to be tied out for long periods.

·       Pets must be cleaned up after immediately.
