Single-wide and Double-wide Rentals
Our rentals range from small 2 bedroom single-wides to large 3 bedroom double-wides and everything in between. All are renovated to modern standards, often with vinyl plank flooring and updated looks to help your house feel like a contemporary home rather than a cramped apartment. Our rental rates range from $950-$1,400 per month depending on the size and amenities of the home. All include water and sewer and some are pet friendly! For placement of YOUR single-wide
A beautiful Adirondack setting, you will love the scenery in this mobile home community. Adirondack Indian Village is located at 419 Union Mills Road, Broadalbin, NY, just 2 miles outside of the village of Broadalbin. Broadalbin is conveniently located about 35 mins from Saratoga, 10 mins from shopping in Amsterdam, and 5 mins from the Great Sacandaga Lake. Our water source provides ample, delicious, clear, fresh country water. Multiple backup generators help provide an uninterrupted water supply to the community. The water supply and sewer system are both approved by the NYS Health Department, which monitors ongoing water quality reports. One hundred amp electrical service is provided to a disconnect located on the edge of each pad. Paved community roads are plowed, sanded and maintained. Diseased trees are removed. Common areas are mowed and maintained. Lockable mailboxes are provided for each lot. Cable and internet service is available to each lot. The lot rent is $415 per month for single-wide. A significant amount of the monthly lot rent pays all property taxes. Lot rent also goes towards water, sewer, and community maintenance expenses. One-month security deposit is required. NY Rental Units
· No candles
· No smoking
· No sealing/insulating windows/doors
· Only sheer curtains permitted (mini blinds provided)
· No fish tanks above 20gal
· No rental furniture
· No painting, no wall clings/stickers
· Disposal of items other than human waste and toilet tissue in the sewer system is prohibited.
· Tenant responsible for lawn care and snow ice removal from driveway and walk
· Tenant must obtain town dump permit and remove trash weekly
· Pets are permitted on a case by case basis in pet friendly rentals. Pet deposit may be required.
· Pets are not to be tied out for long periods
· Pets must be cleaned up after immediately
NY Mobile Home Lots
· Garbage disposals and other items that deposit food into the sewer system are prohibited.
· Disposal of items other than human waste and toilet tissue in the sewer system is prohibited.
· Tenant is responsible for heating all elements of the water line to the frost line.
· It is suggested that homes have check valves on the main water supply line.
· Newly installed homes are required to have check valves on the main water supply line.
· Tenant responsible for electrical connections, sewer, and water lines from ground connections to home.
· Tenant responsible for lawn care and snow ice removal from driveway and walk.
· Tenant must obtain town dump permit and remove trash weekly.
· Pets are permitted on a case by case basis. Pet deposit may be required.
· Pets are not to be tied out for long periods.
· Pets must be cleaned up after immediately.
Fl Vacation Home
· The Villages is an age restricted community for active seniors 55+. Visiting families are always welcome, however, there is a 30 day consecutive limit for visitors under the age of 18. Primary renter must be at least 30 years of age. There are also some age restricted facilities, for example, adult pools are Ages 30+.
· Guests are responsible for Golf Cart use during their stay. Guests are required to sign Golf Cart Use Agreement/Waiver and provide copy of driver's license.
· This is a no smoking/vaping/cannabis property. We ask that you do not smoke anything inside or outside the home, on the lanai, or in the golf cart.
· This is no guest pet property. However, the home is visited occasionally by our hypoallergenic goldendoodle.
· Home is to be kept neat and clean and care is to be taken to not damage anything inside the home or on the property. If any deductions are taken for damages, guest will receive an itemized list of charges including cost of parts and labor at $50/hr.
· There will be no new occupants or pets without landlord’s written permission.
· Appliances and furniture may not be fastened to the wall and if climbed on, present a fall hazard. Additionally blinds provided can present strangulation hazards to children. Please use caution.
· Upon discovery of any maintenance need, please notify host as soon as reasonably possible.
· If a technician is requested during your stay and no issues are found, there will be a $150 service fee.
